Documents Organization

AIA Contract Documents are grouped by family according to project type or delivery method, and by series, an alphanumeric system of classification that refers to the specific purpose of a document. Users must exercise independent judgment and may require the advice of legal counsel when deciding which documents are appropriate for a particular project.

Documents Numbering System

The AIA implemented a new numbering system for contract documents in 2007. The numbering system incorporates the documents series and family (delivery) classifications.

The following tables show for documents revised or renumbered in 2007 the relationship between old and new document numbers.

Retired Documents

In May 2009 the AIA replaced the following CMa and CMc documents:

    • A101™CMa–1992 is replaced with A132™–2009, Standard Form of Agreement Between Owner and Contractor, Construction Manager as Adviser Edition

    • A121™CMc–2009 is replaced with A133™–2009, Standard Form of Agreement Between Owner and Construction Manager as Constructor where the basis of payment is the Cost of the Work Plus a Fee with a Guaranteed Maximum Price

    • A131™CMc–2003 is replaced with A134™–2009, Standard Form of Agreement Between Owner and Construction Manager as Constructor where the basis of payment is the Cost of the Work Plus a Fee without a Guarantee Maximum Price

    • A201™CMa–1992 is replaced with A232™–2009, General Conditions of the Contract for Construction, Construction Manager as Adviser Edition

    • A511™CMa–1993 is replaced with A533™–2009, Guide for Supplementary Conditions, Construction Manager as Adviser Edition

    • B141™CMa–1992 is replaced with B132™–2009, Standard Form of Agreement Between Owner and Architect, Construction Manager as Adviser Edition

    • B801™CMa–1992 is replaced with C132™–2009, Standard Form of Agreement Between Owner and Construction Manager as Adviser

    • G702™CMa–1992 is replaced with G732™–2009, Application and Certificate for Payment, Construction Manager as Adviser Edition

    • G722™CMa–1992 is replaced with G736™–2009, Project Application and Project Certificate for Payment, Construction Manager as Adviser Edition

    • G723™CMa–1992 is replaced by G737™–2009, Summary of Contractors’ Applications for Payment, Construction Manager as Adviser Edition

The AIA updated many of its core documents in November 2007. The article, 2007 Revisions to AIA Contract Documents, provides an overview of the changes. The following table provides a list of some fifty documents that have been retired or replaced since 2007. The table includes retirement dates.
