The Integrated Project Delivery
Guide (jointly developed by the AIA’s Contract Documents
Committee and the AIA California Council) will help owners,
designers, and builders who want to pursue integrated models
and improved design, construction, and operations processes. The
Guide identifies the characteristics of IPD
and provides information on how to utilize IPD
methods to achieve enhanced design, construction, and operations
processes.
Technology/Building Information
Modeling (BIM)
Integrated Project Delivery leverages early contributions of
knowledge and expertise through the use of new technologies,
especially those bridging across building design, construction, and
operations boundaries. Building Information Modeling is the primary
technology; it’s in demand by all parties: clients, designers,
constructors, and fabricators alike. Architects embracing the
opportunity to adopt 3D modeling will be well positioned to take

The use of Integrated Project Delivery and Building Information

AIA Sustainability Resource
Center
A significant benefit of IPD is the opportunity to more clearly and
comprehensively define and measure project outcomes. One key area
for improvement is to set more aggressive goals for sustainability.
Many architects have already incorporated energy efficient design
principles into their work, and these efforts continue to expand
within the profession—IPD will only enhance these trends. With
the 2030 target for carbon-neutral buildings, the AIA seeks to
dramatically increase the number of high-performance buildings
constructed in the coming decades, and IPD will play a key role in

2008 McGraw Hill Construction SmartMarket Report
on BIM
With the adoption of Building Information Modeling
(BIM) on the rise, the AIA is working to promote BIM as part
of its mission toward industry process transformation. Check out
the McGraw Hill Construction SmartMarket Report on
BIM for statistics and case studies that highlight the use of
this new technology, which compliments an integrated project
delivery system.
AIA’s E202: Building Information
Modeling Protocol Exhibit
BIM, especially in a collaborative environment, can be very
complex in terms of roles and responsibilities: Do I model this, or
do they? How detailed should my model be? What are appropriate uses
for my model? The E202 helps teams answer these questions.
It’s a new tool to assist in defining exactly who is
responsible for modeling what building element to defined levels of
detail at specific points in time, and also addresses appropriate

AIA Launches IPD Agreements
On May 15, 2008, the AIA released two new agreements for integrated
project delivery. The documents follow concepts presented in
Integrated Project Delivery: A Guide and provide two levels of
design and construction integration. One is a transitional
agreement for those less familiar with IPD; the second, a
“single purpose entity,” offers a fully integrated way to

Integrated Project Delivery Workshop, July 2007
The 3xPT Strategy Group is a collaboration of the Construction
Users Roundtable (CURT), the Associated General Contractors of
America (AGC), and the American Institute of Architects (AIA),
formed to represent a credible voice on matters regarding industry
transformation. Integrated Project Delivery: First Principles for
Owners and Teams was written to present a set of “first
principles”, applicable to all delivery constructs, and can
serve as an excellent IPD resource for owners and industry

Report on interoperability, the AIA is one of
several industry groups working to promote interoperability as part
of its mission toward industry process transformation. The
SmartMarket report captures a variety of perspectives on the
current status and importance of interoperability in the north
American construction market and potential paths towards solutions.
BIM is playing a key role in driving demand for interoperability,
which will become a larger issue as we continue the push for use of
new technology that gets us closer to an integrated project
