Condos—the hottest housing segment of the recent construction boom—can be lucrative and rewarding projects. In recent years they have also become the riskiest. So risky that most insurers refuse to cover firms that specialize in condo design for more than 20 to 25 percent of their business. The increase in construction-defect litigation has reached crisis proportions, according to lawyers, architects, insurers, and builders at the recent AIA Symposium on Multifamily Liability. Whether the lawsuits are instigated by law firms that make a fortune from targeting condo projects or whether they are generated by authentic design or construction problems, many architects are not doing all they can do to protect themselves and their firms. The symposium presented strategies that any firm can adopt to manage and reduce the risks inherent in multifamily residential design.
