AIA’s pioneering net-zero headquarters building anchors a campus that includes The Octagon Museum, an outdoor courtyard, the AIA Design Shop, and Grace Street Coffee Roasters.

AIA's newly renovated building is one of the first fully decarbonized major renovations in the U.S. This adaptive reuse project showcases a cost-effective, scalable, replicable approach to decarbonization.

As a living expression of AIA's mission and values, the new global campus embodies sustainability, wellness, and innovation—and is on course to attain LEED Platinum and a WELL Building Standard certifications.
Design strategies include:
- High-efficiency systems, renewable energy solutions, waste reduction, daylighting techniques, and enhanced air quality measures
- Biophilic elements, interior plantings, natural materials, and ample dappled daylight
